People living in Uttar Pradesh can now construct buildings on residential plots up to 100 square meters and commercial plots up to 30 square meters without getting a map approved. However, they will still have to register with the Development Authority. This decision will free people from the lengthy and complicated process of getting building plans approved and also protect them from extortion during the process.

UP Latest News : Yogi Government Made Changes to Old Rules

These changes have been made under the Uttar Pradesh Development Authority Building Construction and Development By-Laws and Zoning Regulations – 2025. The government has replaced the old rules with new ones. Under the new rules, in cities with high population density, residents can build houses along with shops and offices on residential plots located on roads at least 24 meters wide. In low-density cities, this limit is 18 meters.

 FAR Limit Removed for High-Rise Buildings

According to the new rules, the government has removed the Floor Area Ratio (FAR) limit for building high-rise structures on roads that are 45 meters wide. Additionally, FAR has been increased for smaller plots as well. Now, shopping malls or commercial complexes can even be built on 18-meter-wide roads. Moreover, if you have more than 3000 square meters of land, you can construct hospitals or shopping malls on it
